This auction has a $70,000 reserve. The property will not be sold for less than the reserve. Once bidding meets the reserve, the seller will choose the high bidder and a backup bidder based on net proceeds to the seller. The seller reserves the right to accept or reject any bid.
No buyer’s premium will be added to the final bid price.

The winning bidder must sign the purchase agreement, these terms and conditions, and any required disclosures within 24 hours of the seller accepting their bid. Required disclosures include the Seller’s Residential Real Estate Sales Disclosure and, if the home was built before 1978, the Lead-Based Paint Disclosure. These terms are non-negotiable and time is of the essence. These terms survive closing. If these terms conflict with the purchase agreement, these terms control.
The winning bidder will pay a 10% non-refundable deposit of the final purchase price within 24 hours of the seller accepting their bid. Young’s Title & Abstract will hold the deposit in escrow and apply it toward the purchase price at closing. The deposit is refundable only if the seller defaults. If the winning bidder does not sign the purchase agreement or provide the deposit within the 24-hour period, the seller may cancel that bid and offer the property to the backup bidder.
The sale is not contingent on financing, appraisal, inspection, or the sale of any other property. Bidders should arrange financing before bidding. A buyer who fails to close for any reason other than seller default forfeits the deposit.
The property is sold in “As-Is, Where-Is” condition with no warranties, expressed or implied. Buyers who want inspections must finish them before they submit a bid. Placing a bid confirms that the bidder has inspected the property to their satisfaction or has chosen not to inspect it.
Closing must take place on or before Friday, November 20, 2026 at 5:00 PM, or as soon after that date as insurable title is available. The balance of the purchase price is due at closing by wire transfer or certified funds, as required by the title company.
Seller and buyer will each pay their customary closing costs. The buyer pays all costs related to their financing.
The seller will provide a deed and an owner’s title insurance policy through Young’s Title & Abstract, Muncie. A preliminary title commitment will be available to bidders.
No survey will be provided. Any survey the buyer or the buyer’s lender requests is at the buyer’s expense.
Property taxes will be prorated by the seller as of the date of closing.
Possession will be given at closing.
The buyer and seller agree to allow reasonable access for appraisers, surveyors, and other vendors needed to complete the sale.
Buyer brokers must register their buyer with the auctioneer by email at Info@ORRHomes.com before the buyer bids. Registration must include a copy of the signed buyer agency agreement. Brokers who do not register their buyer before bidding may not be recognized.

Bids placed in the last 5 minutes before close will extend bidding by 5 minutes. Bidding increments are set by the auctioneer. The auctioneers are not responsible for website outages, internet problems, or bids that fail to go through, and may extend, suspend, or cancel bidding at their discretion.
